Your Smartaccom
Essential Guide.
Everything you need to know before, during, and after your build — from consents and connections to site prep and payments.
Consents & Approvals
Code Compliance Certificate (CCC)
Every Smartaccom is supplied with a factory-issued CCC confirming full adherence to the New Zealand Building Code. The local council processes and formally issues this certificate within 6 to 8 weeks following the final factory inspection.
Scope of Coverage
The factory-issued CCC covers the structural build of the unit only. It does not cover foundations, site service connections, or resource consents, which are the property owner's responsibility.
Land & Site Consents
Council consent requirements depend heavily on your specific project scope, zoning rules, and district council regulations. Costs related to civil engineering, land consents, and onsite building consents are managed independently and excluded from base unit pricing. Early engagement with your local building authority is highly recommended, and we can refer you to experienced consultants to assist with the process.
Coastal & Corrosion Zones
Properties located in high-corrosion or beachfront areas (Zone D) may require the Coastal Cladding and Subframe Upgrade. Supply your address to our team so we can verify your specific wind, snow, and corrosion classifications.
Utility Connections
Fresh Water
Temporary setup: Connect a drinking-water-grade hose directly to the external intake valve. Permanent setup: Have a registered plumber install a permanent, fixed pipe connection. A built-in pressure-limiting valve is integrated to shield tapware from municipal pressure surges.
Hot Water
The standard setup features an external gas califont that operates on mains water pressure. The system accommodates LPG cylinders from 9kg to 45kg, which must be sourced and managed by the owner. Every unit is supplied with an official Gas Certificate.
Electrical Connection
Option 1: A weather-protected caravan-style outlet (available in 16-amp or 32-amp configurations). Option 2: A direct hard-wired connection to your existing power supply through an underground trench. All units are delivered with an Electrical Certificate and a Warrant of Electrical Fitness (WoEF).
Wastewater Options
Method 1 (Standard Gravity Drainage): A traditional gravity-fed network designed for council sign-off scenarios, placement near existing septic systems, or homes built on piles. Method 2 (Standard Gravity Drainage): A traditional gravity-fed network designed for council sign-off scenarios, placement near existing septic systems, or homes built on piles. Method 3 (Composting Toilet): Available as an alternative option upon request.
Logistics & Site Setup
Delivery Route & Access
Heavy transport vehicles require a completely unobstructed path for safe access. We can initially assess your access route via satellite mapping if you provide your address. An in-person site inspection can be booked once the contract is confirmed and the deposit is paid. Any specialized equipment needed for difficult sites — such as cranes or hydraulic house-lifting trailers — must be arranged, funded, and managed by the buyer.
Traffic Management
The buyer is responsible for organizing and financing all traffic management services if the delivery blocks a public roadway or requires a crane to operate from the street.
Foundation Requirements
Buyers must ensure a stable, level, and structurally sound foundation is prepared prior to delivery. Standard setups: An engineered concrete pad or a heavily compacted gravel base that extends 1 to 1.5 metres beyond the home's total footprint. Permanent consenting: Timber piles or a Proprietary footing system are driven into the ground. Important: Setting the unit directly onto open earth or grass is strongly discouraged due to the risk of moisture damage and long-term shifting. This also needs to be assessed for compliance.
Foundation Plans
Smartaccom will provide a generic, engineered foundation layout plan for your contractors to use once your order has been finalized.
Financials & Milestones
Milestone Payments
Initial Commitment Deposit (20%): Paid alongside the signed Sale & Purchase Agreement to lock in your final specifications, material choices, total costs, and factory build slot. Subfloor Completion (30%): The subfloor of your unit has been completed. Lockup Completion (30%): Your Unit reaches lockup stage — the roof is on. Practical Completion (20%) Final Balance (Before Dispatch): The remaining balance is settled in full before the unit leaves our facility. Delivery commences once funds clear, arriving ready for site hookup.
Financial Snapshot
Payment Terms: 20% upfront deposit · 30% Subfloor · 30% Lockup · 20% Final balance due prior to factory dispatch. Timelines: 10–14 week production lead time.
